Selling inherited property resembles an ordinary property transaction, but inheritance rights and ownership information must first be confirmed.
Inheritance certificate and owners
A notary conducts the succession procedure and issues the relevant certificate. If there are several heirs, all owners or properly authorised representatives must participate.
Check obligations and expenses
Review mortgages, debts, apartment-association claims, utility charges and contracts. They do not always prevent a sale, but they require a solution.
Prepare a property inventory
Record the condition, remaining contents, keys and documents. If heirs live in different countries, arrange powers of attorney and payment instructions early.
Choose the sale method
An open-market sale may produce a higher price but require clearing, renovation and time. A direct purchase may suit heirs who want a faster jointly agreed outcome.
Notary and tax
Ownership is transferred notarially. Tax treatment depends on the facts, so seek guidance from the Estonian Tax and Customs Board or an adviser where necessary.
