A difficult situation does not always make a sale impossible. We identify the facts, required parties and a realistic route to a transaction.
TRANSPARENT PROCESS
A problem property may involve debt, a mortgage, a seizure notice, a building without the required permit, a tenant, a co-owner dispute or substantial renovation. Each case requires separate document checks and respect for the rights of all parties.
Describe the situation accurately and provide the documents you have. We review Land Register information and explain which obstacles need to be resolved before completion or as part of the notarial transaction.
We do not promise a solution before reviewing the facts. If a purchase is possible, we state the terms and timetable in writing. With the seller’s authority, we can coordinate the process with the notary and other relevant parties.
STEPS
Send the address, property type, contact details, a short description and photographs.
We analyse sufficient information and provide a free initial purchase offer.
We review registers and documents and inspect the property where required.
By agreement, reservation and an advance payment can be arranged on the day of enquiry.
When the documents and notary are ready, we arrange completion and cover agreed notarial costs.
Payment follows the notarial agreement; a handover period of up to two months can be agreed.
QUESTIONS AND ANSWERS
Often it can. The parties, creditor and notary must agree how the obligation is paid and the mortgage released or otherwise dealt with.
We can assess a property with an existing tenancy. We need the lease terms and accurate information about the tenancy.
This depends on the enforcement process and the consent of authorised parties. We can review the documents, but the notary and relevant participants confirm the final route.
OFFER WITHIN 2 HOURS
The initial assessment is free and does not oblige you to sell.
