Selling an undivided share differs from selling an entire property. We assess the usage arrangement, other owners’ rights and practical usability.
TRANSPARENT PROCESS
In co-ownership, several people own undivided shares of one property. A possible sale is affected by any notarised usage agreement, separation of rooms, access, division of costs, disputes and the position of the other owners.
For an initial assessment, provide the address, size of the share, usage documents and an accurate description of the situation. We review the Land Register and consider whether independent acquisition of the share is practical.
The price of a share is not automatically the same mathematical percentage of the value of the whole property. Restricted use and a smaller buyer pool can reduce its value. We explain the assumptions behind an offer before you decide.
STEPS

We review registers and documents and inspect the property where required.
By agreement, reservation and an advance payment can be arranged on the day of enquiry.
When the documents and notary are ready, we arrange completion and cover agreed notarial costs.
Payment follows the notarial agreement; a handover period of up to two months can be agreed.
