How to sell an apartment fast in Estonia: 8 practical steps
Selling an apartment quickly depends on more than lowering the price. Delays often arise from missing documents, unrealistic expectations, unclear handover terms or a buyer’s financing.
1. Define the goal and deadline
Write down the required completion and moving dates and the minimum acceptable net proceeds. This allows a fair comparison between an open-market sale and a direct purchase.
2. Check registry information
Review ownership, mortgages, restrictions, permitted use and registered floor area. Differences between the records and the actual property may delay the notary.
3. Collect the main documents
You may need acquisition documents, tenancy agreements, usage arrangements, renovation information and apartment-association information.
4. Take accurate photographs
Clear photographs of every room, the building, views and material defects are enough for an initial assessment. Concealing defects often leads to a later price dispute.
5. Set a realistic price
The highest asking price is not the same as the price of a fast transaction. Consider actual comparable transactions, condition, location and future costs.
6. Check the buyer’s readiness
Ask whether the buyer depends on bank finance, when they can attend the notary and how payment will be made.
7. Record the agreement
Record the price, reservation, advance payment, costs, handover date and any contents remaining in the apartment.
8. Use a secure payment method
Ownership is transferred by a notarial agreement. Payment terms must be clear in that agreement. If long marketing is unsuitable, compare it with a free direct-purchase offer.
